Florida’s hotel scene continues to evolve, giving travel advisors new reasons to put the Sunshine State on clients’ travel lists. From a reimagined oceanfront stay in Atlantic Beach to villa upgrades and dining updates in Orlando and a $25 million beachfront transformation on St. Pete Beach, these three properties are introducing fresh experiences across some of the state’s most popular destinations.
Here’s what advisors should know about the latest hotel updates:
Dune House Hotel & Spa
If you have clients looking for a refreshed oceanfront stay in Northeast Florida, consider Dune House Hotel & Spa in Atlantic Beach. The 193-room hotel draws on the area’s midcentury architecture and surf culture, pairing a reimagined guest experience with four dining concepts, a revitalized spa and direct beach access.
The culinary lineup includes Coastal Farmer, the signature oceanfront restaurant showcasing seafood and ingredients from regional farms; Cafe Dune, serving coffee, pastries and light fare; Sea Turtle Scoops, an ice cream stop near the beach path; and Soothsayer, a tiki-inspired poolside bar serving cocktails and small bites.
Guestrooms and suites feature warm woods, woven textures, original artwork and coastal-inspired design. The refreshed Dune House Spa offers treatments featuring ocean minerals and coastal botanicals. Other amenities include an oceanfront pool, beach chairs and umbrellas, bicycles and a 24-hour fitness center.
The hotel’s location near Beaches Town Center also gives guests easy access to Atlantic Beach restaurants, bars and independent shops. On-site outfitter JAX Surf & Paddle offers surf and paddleboard rentals, guided lessons and yoga, providing advisors with additional experiences to recommend to active travelers.
The property, operated by Sage Hospitality Group, occupies the historic 1 Ocean Boulevard address, which first opened as the Sea Turtle Inn in 1973. Its completed transformation introduces a new option for clients seeking a coastal getaway beyond Jacksonville’s urban core.

Caribe Royale Orlando Marks 30 Years
Travel advisors selling Orlando to families and multigenerational groups have new developments to highlight at Caribe Royale Orlando, which celebrates its 30th anniversary this month with a series of property enhancements.
The all-suite resort is relaunching its signature Italian steakhouse, The Venetian Chop House, introducing redesigned two-bedroom villas and planning an expansion of its sports entertainment venue, Stadium Club.
The Venetian Chop House’s refreshed look includes a redesigned dining room, a dry-aging room and a 1,400-bottle wine cabinet, alongside an updated culinary program.
The resort will also start unveiling redesigned two-bedroom villas in phases. The updated accommodations will combine contemporary design with the added space and privacy that can appeal to families and multigenerational travelers. A villa-exclusive concierge service is planned for early 2027, giving guests assistance with arranging on- and off-property activities and helping simplify group-trip planning.
Looking further ahead, Caribe Royale expects to expand Stadium Club in late 2027 with a new concept called Tailgate. The addition is designed to build on the venue’s sports and interactive entertainment offerings.
The resort’s 30th-anniversary campaign, themed “30 Years In. Just Getting Started,” runs through spring 2027. While the celebration includes guest surprises, special offers and tributes to longtime associates, the property’s latest investments point to its continued focus on evolving the guest experience across leisure and group travel.
