Hyatt is expanding its footprint in Africa with plans to open Grand Hyatt Victoria Falls The Kingdom in late 2027, following the signing of a management agreement with an affiliate of Albwardy Investments LLC.

The hotel will become Hyatt’s second property in Zimbabwe.

Historic Hotel to Undergo Complete Transformation

Originally built in 1966 and redeveloped in 1999, The Kingdom will undergo an extensive renovation before reopening under the Grand Hyatt brand. The redevelopment will modernize the landmark property while preserving its connection to one of Africa’s most visited natural attractions.

Located in Victoria Falls, a UNESCO World Heritage Site known locally as Mosi-oa-Tunya (“The Smoke That Thunders”), the hotel sits within a five-minute walk of the Victoria Falls rainforest and offers easy access to safari experiences, cultural attractions and regional tours.

Amenities will include three restaurants, a spa and a fitness center. The property’s location—the closest hotel to the entrance of Victoria Falls National Park on the Zimbabwe side—combined with its proximity to safari circuits and a 20-minute drive from Victoria Falls International Airport, is expected to appeal to leisure travelers.

The property is expected to feature 245 guestrooms and a mix of culinary, leisure and wellness experiences along with welcoming service that creates an elevated experience for guests.
