Minor Hotels will introduce its Tivoli Hotels & Resorts brand to Mexico with its plans for Tivoli Merida Residences, slated to open in early 2027 in Merida, the capital of Yucatan State.
This five-star development will mark Tivoli’s debut in Mexico and its third property in Latin America, joining two existing hotels in Brazil. The project will feature 69 private branded residences, expanding Minor Hotels’ portfolio in this growing segment.

Merida’s New Kid on the Block
Merida is known for its colonial architecture, rich history and vibrant culture. The city has gained popularity as a tourist destination, attracting visitors interested in its archaeological sites, culinary scene and cultural offerings.
Tivoli Merida Residences will be situated in the Paseo Montejo neighborhood, a 20-minute drive from Merida International Airport. The property will offer a range of amenities, including a restaurant, outdoor pool with bar, high-end retail store, gym and spa. The development incorporates the Casona 333 complex, a restored historic residence dating back to 1903, which will house the main reception, restaurant, boulangerie and piano lounge.
Designia, a prominent real estate developer with extensive experience in the Mexican southeast, owns the project. Designia specializes in residential, commercial, industrial, tourism and mixed-use developments.
Minor Hotels’ decision to bring the Tivoli brand to Merida aligns with the company’s strategy to expand its presence in the branded residences sector. This move follows other successful projects in this category, such as Anantara Ubud Bali Resort and NH Collection Ras Al Khaimah Al Marjan Island Hotel & Apartments.
Minor Hotels operates 18 properties across Mexico and Cuba under three of its brands: Avani, NH Collection and NH. Notable properties include the NH Collection Merida Paseo Montejo on the same street as the future Tivoli Merida Residences and the recently opened Avani Cancun, which marked the brand’s entry into Mexico.
